Understanding Roof Contamination

What Grows on Roofs and Why

Multiple organisms and biological materials grow and establish themselves on roof surfaces, especially in damp and shaded areas. Identifying these organisms is essential for determining the most effective cleaning method for your roof.

Roof growth occurs due to moisture from rain, dew, or poor drainage, combined with shade from trees or north-facing slopes. Organic debris like leaves and twigs traps moisture and provides nutrients. Warm, humid climates accelerate growth, while older roofs with worn coatings are particularly vulnerable.

so what.

We've got 5-Stars - So does everyone...

Forget the Rest, Call All West.

We get it – it’s hard to know who to trust when every cleaner looks the same online. That’s why we show real results from actual jobs across Perth, so you can see the difference a professional clean really makes before spending a cent.

WHat way is best.

High Pressure Cleaning

If you’re selling your home and need instant results to boost curb appeal, high pressure cleaning is your best option. However, we view it as a last resort. It’s a forceful method that can potentially damage your roof, and it requires someone to walk on your roof, which may risk breaking tiles or capping.

If your roof is very old, we highly recommend avoiding high pressure cleaning and opting for a roof treatment instead.

Softwashing

Softwashing is a cleaning method that utilizes a specially formulated chemical application designed to effectively kill and loosen organic growth such as algae, lichen, moss, and fungus from your roof surface.

The cleaning solution is carefully applied at low pressure to ensure the safety of your roofing materials, and then it is thoroughly rinsed away using the same gentle, low-pressure approach. This particular cleaning method has proven to be most effective and works best when used on newer tiled roofs as well as Colorbond metal roofing systems.

Roof Treatment

With a roof treatment we apply a specific chemical (Benzalkonium Chloride) that kills and breaks down algae, lichen, and fungus at their roots. Over 9–18 months, the organic growth breaks down and rinses away naturally with the weather. While you don’t get the instant wow factor, this method offers several benefits:

  • In most cases, no one needs to walk on your roof – it can be applied from the ground
  • Much longer-lasting results—roofs that have been high pressure cleaned or softwashed can see regrowth within 4–5 years, whereas roof treatments last significantly longer
  • Can be applied after pressure cleaning for instant results and long-term protection

you're not the only one asking...

Let’s answer a few of your questions about our roof cleaning services.

How often should I have my roof cleaned?

Cleaning frequency depends on your environment and roof type. In humid or tree-heavy areas, clean every 3-5 years. With roof treatments, this extends to 7-10+ years. Regular inspections help determine timing.

How long does it take to see results from a roof treatment?

Roof treatments work gradually over 9-18 months, killing growth at the root while natural weathering breaks it down. Though slower than instant cleaning methods, results last 2-3 times longer

Will roof cleaning damage my tiles or roofing material?

Proper methods won't damage your roof. High pressure cleaning poses the most risk, so we recommend softwashing or roof treatments. Softwashing is low-pressure and safe, while treatments require minimal roof contact.

Can I clean my roof myself or should I hire professionals?

We strongly recommend professionals. Walking on roofs is dangerous and may damage tiles. Professionals have proper equipment, safety gear, and expertise to select appropriate methods. Wrong techniques can cause permanent damage or void warranties.
